Frequently Asked Questions

Isn’t it better to hire a commission based agent?

Not necessarily. The average real estate agent commission on a home sold for $500,000 is around $30,000 (or 6%) with half of that (or $15,000) going to the listing agent. If that agent were to negotiate an increase of $10,000 on that sale, resulting in a sales price of $510,000 then the additional income earned by the agent is a small nominal amount of $300 and this is before any payments to the agents real estate brokerage (which could be 30%-50% in some cases).

 

It can take anywhere from 30 to 60 days from list to close (or more sometimes), so considering that your agent has likely paid out of their own pocket for upfront costs related to professional photos, marketing, signage and other items, and spent the time to list your home, market it, spent time at the open house, reviewed offers with you, reviewed contracts submitted, and so on, this is usually enough to make an agent eager to close the sale. As you can see, there is a really high incentive for an agent to close the transaction, collect their $15,000 and move onto the next sale. And probably the biggest problem of all is that the last thing that the agent would want is to have anything happen to the contract resulting in it falling apart so close to the finish line. 

 

That said, it really is not the commission as much as it is the agent that drive’s the final sales price of your home. The right agent will work hard for their client in every aspect of the sale of your home including working to get the best final sales price for your home. At Origin Homes, our focus is always on customer satisfaction and we will work hard to get you the best final sales price for your home.

Aren’t there other flat fee services available?

Absolutely. There are many options available to customers including commission based and low flat fee providers. We are not attempting to compete with these low flat fee providers as we are not a discount option. We provide a luxury full-service experience with a set price that compensates us for the level of service we provide.

Are there any hidden fees?

Of course not! Our listed price is the flat fee we charge to sell your home as the listing agent which in most cases is less than the 3% typically paid to a listing agent.  No matter its price, no matter how hard we work or how long it takes to sell your home. We charge a single flat fee. 

That said, in today’s market, a Seller generally also pays a buyers agent up to an additional 3%. So on average, a Seller will pay the listing agent and the buyers agent a commission equal to 6% of the final home sales total (ie, 3% to each of the listing agent and the buyers agent).  

So that means, that if your home sells for $1,000,000, you would generally pay approximately $30,000 to the listing agent and $30,000 to the buyers agent. For our service, we charge a single flat fee to sell your home. As you can see, our current flat fee saves our customers over $20,000 on the listing commission alone.

 

Of course, we encourage all of our Sellers to offer a Buyer’s agent commission to ensure that Buyers who have already paired up with an agent continue to visit your home which will ultimately help sell your home faster and for top dollar. These fee’s are traditionally between 1.5% – 3% of the sales price of the home.

What if my home has a high sales price?

No matter what the final sales price of your property is, we offer a simple and transparent flat fee. We don’t look to profit off of a homeowner simply because they have substantial equity in their home. Instead, we offer a luxury service and we charge a simple flat fee for the level of service that we provide to every home we represent. 

I am concerned about Covid-19. Can you accomodate my concerns?

How do you provide such a high level of service?
